About CondoScan — Trusted Condo Risk Assessment
Making professional-grade condominium risk analysis accessible to every Florida buyer, seller, and investor.
Our Story
CondoScan was founded in the aftermath of the 2021 Surfside tragedy, when it became clear that decades of deferred structural maintenance and inadequate reserve funding in Florida condominiums had gone unexamined. The collapse revealed a systemic failure in how condo owners understood — or failed to understand — the true condition and financial health of their buildings.
We built CondoScan to solve this information asymmetry. By combining government data sources with AI-powered document analysis and deterministic risk scoring, we give buyers, sellers, and investors the same depth of insight that was previously available only to institutional investors with armies of analysts.
Our Expertise
Our team combines data science, real estate expertise, and Florida regulatory knowledge. We understand not just the technical aspects of structural engineering assessments, but the practical implications for owners — how SIRS findings translate into special assessments, how reserve fund ratios predict future owner costs, and how compliance gaps affect property values and financing availability.
Every algorithm in CondoScan is designed with transparency as a core principle. Risk scores are deterministic, meaning the same inputs always produce the same output. Every point deduction is traceable to a specific, verifiable data source.
What We Believe
- ✓Data transparency — every risk data point is traceable to a verifiable source.
- ✓Accuracy over speed — deterministic scoring ensures consistency and auditability.
- ✓Accessibility — professional-grade risk analysis should be available to every buyer.
- ✓Continuous improvement — our models evolve as regulatory requirements and data sources change.
